Our client is an established Real Estate Development Company that has been developing multi-family properties in the San Francisco Bay Area. They have acquired several development properties totaling over 2,050 units, with multiple new Greenfield and Urban infill High-Rise and Mid-Rise towers, with a projected 6000 + new units over the next 10 years. They are leading the way with a wealth of experience in multi-family acquisition, development, entitlement, renovation, and property management.

Position Summary

The Construction Manager is primarily responsible for managing highly complex project(s) to successful implementation. This includes overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards.   The Construction Manager’s responsibilities span a broad spectrum - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, and Safety Management.

Candidate should be living and working in the Bay area, preferably working with a premier General Contractor or Developer Builder on new ground up multi-family multi-story projects.

Essential Duties and Responsibilities

  • Performs on-site management, supervision and coordination of all self-performed and subcontracted work
  • Executes field construction activities in conformance with project drawings, specifications, schedules, cost estimates, procedures, quality requirements and safety standards
  • Controls project schedule and cost through the efficient use of all construction resources including manpower, materials, tools, and equipment
  • Provides input for the development of project schedules in cooperation with the construction engineers and planners
  • Ensures that daily and weekly short-range planning is maintained down to the foreman level
  • Reviews design scope and approach with regard to constructability and submits recommendations for change
  • Determines manpower levels to attain schedule milestones and monitors manpower levels and craft mixes to ensure conformance with the construction plan
  • Monitors productivity and cost and implements appropriate action to maintain maximum labor productivity and cost-effectiveness
  • Controls change/scope creep, ensuring that all scope changes are quickly and properly documented and that change orders are approved prior to the performance of work
  • Implements the site safety and security procedures and project work rules
  • Plays an active role in the development of the safety culture on the project, making safety a natural part of all work performed
  • Assists the Site Project Manager in the overall administration of labor relations policies
  • Manages the contractual commitments of contractors, including cost, quality, and schedule and coordinates their field activities
  • Plans and manages the project’s temporary facilities
  • Maintains quality of all work in accordance with the standards as specified in the design documents
  • Maintains effective construction equipment use and maintenance program
  • Maintains an effective plan for the supply and control of tools and supplies
  • Administers, trains, and motivates all personnel in construction operations through the superintendent and foreman levels
  • Remains knowledgeable of safety policies and procedures and performs assigned duties in a safe manner and, while supervising others, has responsibility for their safety and ensures that they comply with established safety policies and procedures and practice safe work habits
  • Must be able to take full control of a major jobsite and distinguish he/herself as a leader
  • Must have good understanding of all disciplines and the engineering process
  • Must be able to communicate well on all levels (written, spoken and presentation)

Education and Experience

  • Bachelor degree in Construction Management or Engineering
  • Typically has 8+ years of experience in construction management
  • Experience with project value in excess of $150 million
